How Much on Average Does It Cost to Remodel a Bathroom?

Kitchen and bathroom remodels are the most popular types of remodeling projects homeowners take on. That’s because they tend to be the rooms that become dated the fastest and they are also the remodeling projects that have the best return on investment when you sell your home. As a rule of thumb, the National Kitchen and Bath Association (NKBA) says you should expect to spend between 5 to 10% of your home’s value on a bathroom remodel.

Average Bathroom Remodeling Cost

According to Home Advisor’s 2021 estimates, the average bathroom remodel costs $10,788. Most homeowners spend between $6,152 and $15,426. The main factor when it comes to cost is the size of the bathroom. For that reason, we will break this down into two parts – small to medium sized bathrooms and larger (typically master) bathrooms. We will also provide some remodeling tips along the way. 

Remodeling a Small to Medium Size Bathroom – $6,500 Average

Using the same Home Advisor estimates, the national average to remodel a small bathroom is typically $6,500, but it can range anywhere from $1,500 up to $15,000 or more. Depending on how much you replace, if you do the work yourself or hire a professional, and if you choose higher-end fixtures, there can be a big difference in price. For comparison purposes, for a complete remodel, you will likely pay $70 per square foot for low-end fixtures with DIY labor, and up to $250 per square foot for high-end fixtures installed by a licensed contractor.

Tips to Save Money on Your Bathroom Remodel

If you are trying to remodel on a dime, the best way to update a bathroom without spending a lot of money is to simply update the existing vanity, countertop, shower doors, faucets, and light fixtures. Do not include any structural work that would require new electrical wiring or moving plumbing locations. This holds true for larger and smaller bathrooms. Think of it as an update or upgrade rather than a complete remodel. 

Remodeling a Large or Master Bathroom – $18,000 Average

Sticking with Homeadvisor estimates, a master bath remodel will run $10,000 to $25,000. The average homeowner can expect to pay about $18,000 for a complete master bathroom renovation. This includes a separate tub, shower, double vanity and larger space for cabinets and fixtures. On a large or master bath, you could spend $25,000 or more. Using the NKBA rule, that means that if your home is $250,000, 10% would be $25,000. That makes sense. 

Everything we said above holds true for the master bathroom – you can save money by updating rather than completely remodeling. But remember that in the master bathroom, potential buyers expect a little bit more luxury. So if you’re going to splurge, do it in the master bathroom rather than a smaller bathroom. Luxury showers are a recent trend, so consider replacing your large jetted tub with a smaller tub and use that extra space to expand your shower. Also, replace any framed shower doors with frameless doors to avoid making your bathroom look dated.
